This has truly been my best year ever with my Probate Home Business as I already surpassed my 2014 Real Estate income by only focusing on Probate Homes and getting rid of all the time stealer's (Short sales and REO's), lookee loo's (MLS Buyers) and Greedy Sellers.
Currently we have a $1.3M Probate (double end in escrow) a $550K Probate (double end in escrow) and closing a $480K probate (double end next week) Plus a $800K & $750K probate listings and a $900K trust listing all in the last 4 weeks. I'm approaching $10M in closed sales since I started with EXP (less than a year) and all I did was three little adjustments.
First I started delegating my probate system and bringing on agents who bird dog or coop on probate listings with me. This has given me 4 other agents out in the surrounding 6 Counties I service and brings more appointments. My Call Team has been trained with the inner circle system and are doing fabulous freeing up my time from the prospecting to just go on appointments.
Second, I hired researchers who are at the 6 Court houses we service and they do all the research for the new probate leads each week. This saved me 12 hours per week which allows me to spend more time putting probate deals together.
Third, I personally moved up to the $900K and above probate properties around the bay and focus on the hotter areas. This allows us to double end almost everything with either a investor wholesale offer, a closer to retail land lord offer or a high retail end user buyer (move in ) offer all depending on what the Estate wants.
My match ups (buyer and estate seller) brings me 6% commissions and we massage the deal so it's still a good one for both the estate and buyer. We have another 4 SF properties from $1M to $2M we are currently working on to match buyers. Our motto is "WE DON"T WANT YOUR LISTING". It's working great. We like to work out of the box most real estate agents are locked in.
