Carlsbad Home Sales for June 2015
The Carlsbad real estate market continues to change, and the statistics for June show several shifts from last month. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

In June 2015 there were 197 Carlsbad homes sold (92008, 92009, 92010 and 92011), up 19% from May sales, another increase. Here’s what happened:

The overall number of Carlsbad home sales in June increased from May levels, especially for detached home sales
23% of the transactions were cash buyers (the same as last month)
Average time on market (DOM) remained about the same for detached homes but increased slightly for attached
Average sales prices increased modestly for detached homes and just slightly for attached homes
Buyers, on average, are getting their homes for 2% off the asking price with some homes selling at and over list price
The median sales price for detached homes was $875,000, and $451,000 for attached

There were 7 properties (2% of the total) in Carlsbad at the end of June with the CONTINGENT status, down from 8 last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders). These homes are technically still available but some listings may not allow more showings or be accepting more offers.
There were 383 Carlsbad Homes for sale at the end of June, another increase (up by 8%). This represents an inventory of 2.5 months for attached homes (up from 2.2 months last month) and 2.6 months for detached (down from 2.8 months last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be very competitive for buyers, and remains a strong sellers’ market.
In June 260 new listings came on the market (1% more than in May). The number of homes going pending in June declined slightly, by 1%, to 192.
