June saw another climb in Active and New listing prices here in Gilbert, Arizona. The housing market is still going strong and has seen major increases across the board overall this year. However, the increasing Active and New listings did nothing to change the average Sold price. The average home in Gilbert was Active for sale at $325.000 in June and the average Sold home closed at $270,00. The median price of newly listed homes being put up for sale in June 2015 was $295,000. Of course these numbers only represent the median prices. There are many homes that have sold or were listed higher and lower than these averages.


So what do these numbers mean if you are a current homeowner in Gilbert or you wish to become one? The hot Summer real estate market has homeowners reaching for the stars when it comes to putting their home up for sale. The gap that is widening between what sellers are listing their home for and what buyers are willing to pay is a sign that buyers are sticking to their guns when it comes to offering on a home. A property is only worth what someone is willing to pay. Homeowners can list their home for sale at whatever price they want but buyers still hold half the cards when it comes to affordability, what they can finance, and what they see as value in a home. If we continue to see the trend in Sold prices remaining stagnant then you can bet we will also start to see a slight drop in the price in which homeowners are listing their home for sale. 

If you are a current homeowner, you have seen some steady equity built in to your property over the past year. Conversely, if you have been thinking of purchasing a property in Gilbert you may need to start feeling a slight sense in urgency. Summer is the busiest seasons for buying and selling real estate in Arizona. There are some price ranges in Gilbert that are once again seeing multiple offers placed on homes and buyers are snapping up the most affordable houses that hit the market each week. But armed with a little knowledge and a hard-working real estate agent from Zion Realty wrapping up that perfect home before another buyer gets to it should be a little less stressful!
