What doe the term "navigable water" mean to you?
 

Which of the three rivers and several creeks in the greater Williamsburg Virginia are navigable by large boats? 

 

Over the past 16 years working as a REALTOR, I have listed and sold many types of waterfront property.  In the process, I have learned that some REALTORS advertise property as being navigable waterfront when in reality it is only possible to use a canoe, kayak or very small boat in this "navigable water".  So the question comes to mind, what do most property buyers mean when they say they are looking for a house or lot that is on navigable water?

Sybil, that is very true, you have to ask the follow up questions.  I guess eventually you would figure out that the 20 ft boat won't work in the shallow creek but why even put it on the showing list if it doesn't fit the buyers need?

So true that we each have a conception of what that means. I don't own a boat so i would think small craft. Someone with a cruiser would think large.

Debbie Reynolds,  In my experience, when someone asks me if the water is navigable they want to know if a boat can navigate out to deep water.

Down here we have so many different classifications for waterfront property. Even a retention pond counts as 'waterfront' so it is a good idea to check further!

 What is the legal definition, but I would think a big boat like a yacht. Not that I have one but some buyers might!
