I always make it a point to attend home inspections, for a couple of reasons.  One, I feel like it is my responsibility to do that, especially for a buyer.

Second, I like to follow the inspectors around and learn from them!  I find it very helpful to know as much about construction and inspection points as I can.  Then, when I am showing homes I can at least act intelligent !

One thing that has come up several times lately is electrical panels.  Panels by Federal Pacific can be dangerous and many insurance companies will not insure a home with Federal Pacific panels.  Knowing that, I always check the panel to see who manufactured it.  

I have one inspector who also knows a lot about landscaping, so I learn what a lot of the trees and plants are.  Since we live in an area where lots of different and exotic things grow, I always get questions about what this, or that, is.  Again, it is a chance for me to look smart.

Roy, good topic.  In my opinion, if a real estate professional is going to walk with the inspector while working the client, throw caution into the wind.  Do not let that client believe you KNOW anything about home inspections.  Never want to enter a litigation issue, and have the plaintiff's attorney ask why you acted like a home inspector by answering questions!  Just sayin.....

Thanks Dan.  I do understand what you are saying.  I try really hard to make it known that I am only pointing out potential issues and that a home inspection is needed to verify.  I agree that I don't want to be held responsible as an inspector!
