Many agents won't even talk to you unless you walk in the door to meet them with a pre-approval in hand. But at Lane Realty, because of the multitude of different properties we show and list, we know that might not be the best thing for you.

Not all lenders will do all of these properties. So while we don't mind pre-approved buyers you just might be pre-approved with someone who isn't the right lender for you.
At this very moment we have a client sitting with one of our lenders in an office to get them pre-approved for THE house they are writing an offer on in the next hour. It's a lender who handles the type of property the buyers are writing an offer to purchase. Because sending over a pre-approval from a lender that isn't going to be doing the loan sends a red flag up for me. In Georgia when we include a finance contingency we must list at least one lender that the purchaser will apply with, if it's not the same lender that the issued the pre-approval my sellers and I will want to know why.
So we don't really mind if you wait until you get a recommendation from us before getting that pre-approval. It helps us to guide you to the right lender for you if we know what you are considering purchasing. We have at least 8 lenders to fit almost any scenario. Although a couple of scenarios are cash only!
