Thank You Wayne and Jean.  Great blog.  I also learned something new today.  I know many great and honest Realtors who too often compete with others who cook the CMA to give you the highest price just to get the listing, then, two weeks later, they want to lower the price.  As a seller, and I submit that even as a realtor, it is a good idea to pay for the Appraiser, so as a seller you know you're in the ballpark.  As a realtor, what's a better sales tool than to be able to demonstrate that you have a impartial price.  

Yeah, yeah, yeah, don't comment me to tell me how expensive that can get if you don't get the listing.  Many seller's are going to make the emotional decision to take the realtor with the highest price.  Just saying!
