Condos in the areas of New Port Richey (34652, 34653, 34654, 34655); Port Richey (34688); Hudson(34667, 34669) and Holiday (34690, 34691) are selling at a slightly slower rate than single-family homes but the inventory is low so it’s difficult to find the one you want. Each Condo and Villa Complex has it's own rules and regulations. Some are for every age, others are for the 55+ group only. Some are gated; most are not. There are golf courses attached to several.

Condos and Villas have homeowners association fees. All different and all covering different items. Usually exterior lawn maintenance and painting are included in the fees. but best to ask. There is not always an escrow for roofs so make sure you ask that question.
Here’s the scoop on condo and villas sales West Pasco June 2015.
Currently Active total 336. The prices run from $12,900 for 1,100 sf in Brandywine on Massachusetts Avenue. To $357,000 for 1,563 sf in Gulf Islands Beach and Tennis Club.
Active with Contract and Pending = 104. The lowest listed price is $18,000 in Paradise Point (clothing optional) to $239,900 in Heritage Springs for a 1,926 sf unit.
SOLD in June 2015 equals 85. Starting at a sold price of $12,000 in Twin Lakes Village for 778 sf to $220,000 in Heritage Springs for a 1,674 sf unit.
5 of the solds were bank-owned and 2 were short-sales. The bank-owned and short sales are disappearing from the MLS roles in the area. (a good thing).
Inventory is low right now so plan on being on the hunt for the right unit for quite some time. Be sure you have been pre-qualified, and know you may have to bid higher than the asking price in order to win the condo/villa price war.
