In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

*There are some two communities offering new construction condos and not all are listed in Cincinnati MLS so they're NOT included in the stats above and will also not show in the search links below. So what do the stats indicate about Mason Ohio condo sales?
Key takeaways this month:
- In some ways it's almost like we took May, put in on the copy machine and duplicated it in June! Sure, there are a few differences, but for the most part we're steady with last month. Same number of completed sales, median price almost exactly the same, days on market about the same, number of condos about the same, you get the picture! There are a FEW differences, e.g. the average price went up, but that's mostly due to the $401k sale of the new construction ranch condo in Lakeside Cove. That's a new high for that community and pushing the high end for all Mason condos.
- 41 condos under contract means July numbers should compare favorably with June's numbers.
- And condos that did sell sold in a median of only 12 days. That's right, half of the 24 went under contract in less than 2 weeks.
- This bears repeating from past months: there ARE some new construction opportunities not reflected in the 64 condos for sale, but they're going to cost you around $300,000 or more. Lakeside Cove is picking up pace on sales and Beacon Hill is close to final builds. Fox Hollow is adding patio homes, but they're going to cost you (high $300s and into the $400s). Distressed condos (foreclosures and short sales) for sale continue to be almost nonexistent. Two foreclosures and no short sales sold last month and one foreclosures and one short sales are currently not under contract and for sale. So basically, if you're wanting a distressed condo in Mason you're probably going to be VERY disappointed.
So what does this mean to you as a Mason Ohio condo owner?
NO CHANGE FROM LAST MONTH: it doesn't get any better than now to sell your Mason condo. Your target market is in town and not down south. Inventory is low. Demand is still strong, especially if your condo is updated. Some communities take longer than others to sell as price point and HOA fees/amenities, age of the unit, etc. can have significant influence on demand. We've got a solid track record for selling Mason condos, so we'd love to help you achieve your real estate goal of selling your Mason condo.
Mason condos will remain in demand because they're an affordable entry point into Mason living versus the average Mason single family home selling well into the $300ks. The only niche that is a bit slower are the luxury Mason condos, as that segment is competing against new construction.

So what does this mean to you as a potential Mason condo buyer?
NO CHANGE HERE EITHER: The conditions affecting your purchase haven't shifted since last month. Selection is still limited, so it won't take long to determine if there's a Mason condo that will work for you. However, new construction is still a possibility and not all of them make it into MLS (and they're not cheap either). We can help with those too, even if they're not in Cincinnati MLS.
