Life Changing Decisions and the Top Ten Ways to Lose Your License

I’m glad that the law was passed to DOUBLE our Continuuing Education credits to 20.   It is critical for all those ‘know it all agents’ to continue to learn and grow but it is also critical for those same agents to realize that in order to become a seasoned agent…we have to put that information into use.  In other words, what is all that information worth if one cannot put it into ACTION?

 

Having a head full of information and no transaction to use it?  Marketing ourselves (i.e. blogging, website, social media sites) in order to utilize the information stored in the bowels of one’s mind has to be an ongoing process. 

 

Bear with me in my ramblings please……

 

I found myself with no time to engage in ‘conversation’ because I stretched myself too thin. I also lagged in getting some health issues resolved…or at least to start the process with some. I missed ActiveRain and it was not only the issues stated above, it was that I no longer felt that ActiveRain was….ActiveRain.

 

So, here I am.  I feel ike ActiveRain is ActiveRain again. IT LOOKS LIKE ACTIVERAIN AGAIN. It FEELS like ActiveRain again.

 

Please bear with me…my mind is scattered in 10 different ways. All my pent up need for blogging over the last year is coming to a head. J

 

I REALLY felt the need to write about a topic that has long since been on my mind but came to the surface after watching those around me ‘doing it all wrong’.  Let me just say this….we live and we die…but it’s what we do in the middle is what matters.

 

We obtain our real estate license after going to real estate school and taking our state exams.(BIRTH of a REAL ESTATE AGENT)  I then worked for 12  years in residential sales and when I did not know the answer to something, I ASKED. Many transactions later and I am ‘STILL doing everything the right way”.

 

I am in the ‘in between’ stage of my real estate career and I am in no way ready to die.  So this “In between” stage will continue on while I make my way forward in creating a legacy they will be proud of.  My kids are already proud of me and in the future my grandsons will say, “I miss my gramma because I love her so much” (Brayden told my daughter this the other day) They will say, my gramma had her ups and downs, but she was one great lady!

 

In the meantime, most of us know why we don’t do certain things because we value our licenses and choose to do real estate ….the right way.

 

Those that choose to mess up “the in between’ part of their real estate lives will choose risking their licenses because…..THEY….

 

  1. Talk about how that particular neighborhood is in a high crime area….or used to be. (Fair Housing Laws)

  2. Move a client into a home that you are selling as a short sale and have them pay just the maintenance fees until it’s sold.  (GASP! NO authorization, no rental agreement or early occupancy agreement)

  3. Bully the seller into accepting the deal for a client renting for maintenance fee payments only. (Double GASP! And you think you are doing nothing wrong????)

  4. Do BPO’s on the side and not tell your broker. (All monies are to go through your brokerage…if they even allow doing BPO’s)

  5. Tell all that you are giving referral fees by way of standing in front of Walmart with coupons. (Are you serious?)

  6. Don’t pay your state, federal and GET tax until they come after you. (HA!  You get your name splashed all over , heavy fines….maybe even jail time)

  7. Don’t pay your child support. (YUP! You can get your license taken away or not be awarded a license period)

  8. Blog online about how much commission you charge (in reality your brokerage receives the commission AND commission is always negotiable…but…why the heck are you blogging about it?)

  9. Don’t comply with all your CE classes or pay your renewal fees. (Yes, you are an independent contractor and you pay your own fees and attend your own classes)

  10. Get arrested breaking and entering…..AND you used one of your vacant listings to meet your boyfriend (REALLY?) This is obviously not a good thing)

 

All of the above examples you may or may not have seen in the past where one  risked losing their license. 

 

The majority of us do real estate the right way.

 

No cutting corners or talking smack.

 

Because our reputation is all we have!
