The time has come. You’re raising your hand as a Mission Viejo home seller so you can move on to the next chapter in your life. You’ve Staged Bedroom V Shape Karate Chopde-cluttered, de-personalized, de-odorized, and de-zooitized your house to get it ready to be staged. You’ve moved out half of your own furniture into the garage to accommodate the stagers’ more emotional furniture and accessories.  You’ve mastered the art of leaving vacuum tracks in your carpet that would impress even the greens keeper at Angel Stadium. But wait, there’s more.

There are disclosure forms that the California Association of Realtors dictates a necessary for every Mission Viejo home seller.  These require you, the Mission Viejo home seller, to document your home’s history of such things as any home owner’ insurance claims within the last five years; anything you’ve painted within the last 12 months; whether or not you’ve ever had ” problems with livestock, wildlife, insects or pests on or in the property” such as the barking dog next door or the woodpeckers who work loudly and incessantly at eating your house beginning before sunrise each and every morning which, or the protected ground squirrels who’ve dug tunnels in your yard, leading directly into your vegetable garden, and who are untouchable by Vector Control. Then tackle the truth about and whether or not your dog or cat has ever had “an accident” in the house.

And then there are the squishy areas covered by the questionnaire. Specifically, the form asks if you’ve made “any alterations, modifications, remodeling, replacements or material repairs on the property? “

Would this be referring you to the repair you made to your living room carpet where your puppy dug a little hole that you patched with a scrap you had in the garage? Would this refer to the water softener you lease from the Culligan Man that’s housed in your garage? How about the patio you enclosed to make a play room for your kids? Or the man cave you’ve installed in your garage atop the epoxy floor and installation of the flat screen TV? Certainly it refers to the new dishwasher, cook top, oven and sink you installed in the kitchen last November, right?

What about the solar panels you had installed on your roof two years ago, that you’re leasing from the solar company?

The good news is that your buyers will probably qualify to take over the lease for both the water softener and the solar panels. For goodness sake, since they are qualified to take out a huge home loan to buy your house that they’ve fallen in love with, qualifying to take over the lease for your water softener and solar system are really a no brainer.

Sorting out the woodpecker pestering and ground squirrel infestation will be fun!
