Looking to rent a home in Fairfax Country in September and October?

 

I have news for you,  it's not going to be easy unless you are not picky and can deal with older carpet and a little dated for 90% of the homes on the market. Most are 30+ years old some have been updated, but very few will look like an HGTV house.

 

I just received another call from a Military family relocating from the midwest and looking for a home to rent in Fairfax County within their BAH

Looking for rental housing in Eastern Fairfax County near 95 quarter can be a challenge and it  requires some advance planning. It is not pretty out there!  I have received calls from five renters driving around looking for something anything other than what they have already seen and rejected or have seen online.

From the comforts of you home it may look like you have great options. I tell my renters if we only could have a smell test for the internet we would be headed in the right direction! Seriously if you are sitting at home looking online at homes for rent on MilitarybyOwner, AHRN, Craigslist, Zillow, Trulia, Redfin thinking you have found the perfect house you need to call an agent and have them check it out for you? Word to the wise the good ones rent within days of coming on the market today we actually got a call for Best and Final offers on a RENTALS!! 

Why because there are just too many folks looking for the updated, CLEAN, Townhome or Single Family home under $2800.00 

So how can you be successful?

Align yourself with one REALTOR as early in the process as possible look for one who knows the target area you are looking in and also one who has tons of experience. You are going to need it to be successful!

The largest selection of  rentals come on the market the first week of each month and are available for rent the following month.

Come Prepared with Printed LES, A copy of your Drivers Licence, a book of checks yes I said a book. Because each time you submit an application you will need to have each applicant pay for a credit check at 45.00 to 50.00 each non-refundable. Next you will need cashiers check for the 1st months deposit made out to the real estate company and 1st months rent made out to Landlord once accepted. If you do not have personal checks you will be running to your bank for counter checks and that can be a pain and time consuming.

Ronald  that is great for landlords and tough on Renters.  I had a young couple this week looking for a 1 bedroom to rent under $1,000 and they were told at several rental complexes there is a year wait! Our markets  typically mirror each other.
