Charlotte Home Seller Tips - Closing the Door for the Last Time on Your Home

Our North Carolina Contract states that home Sellers will leave their home in 'the same or better condition at Closing as on the date of [this] Offer, reasonable wear and tear expected.'  That phrase can be very contentious!  Ones opinion of 'reasonable' is highly subjective and many Buyers find their new homes in desperate need of deep-cleaning by a cleaning professional upon final walk-through. 

Q:  When you close your door on your home for the last time, how do you leave your home for the new buyer?  The best answer I have for my sellers when they ask how much cleaning they need to do is, 

A:  Leave your home in the exact same condition that you would like to find it if you were moving in!

Here is a list of tasks to perform as a home Seller exiting your home for the last time:

  • Clean all bathrooms including mirrors, toilets, drawers, cabinets, sinks, glass, tubs, showers and floors.
  • In the kitchen,
    • Thoroughly clean the refrigerator and leave a box of baking soda in the fridge.  
    • Empty the ice from the ice maker and turn off the ice maker (in the event the tubing leaks between the time you leave the home and the time the buyer moves in).
    • Clean the oven and all stove top burners, burner covers or grates
    • Clean all cabinets and drawers.
    • Clean counter tops
    • Clean floors
  • Remove all debris from the entire house and try to accomplish the clean-out before trash day so that you can dispose of all items, leaving an empty trash can for your new Buyers.
  • Clean all closets thoroughly
  • Clean all ceiling fans, trim and windows.
  • Clean the laundry area of all lint and trash, mopping the area well
  • Vaccum all carpeted areas and or mop all hardwoods, tile or lanoleum areas.
  • Leave all extra keys and garage door openers on the kitchen counter.

If you want to go the extra mile...making your home Buyer realize their dream-come-true, try these tips!

  • Leave a vase of fresh-cut flowers on the kitchen counter or island
  • Write a thoughtful 'welcome' card for your Buyers, telling them about the wonderful neighbors, your favorite things about the home or a simple 'welcome' will do just fine!
  • Leave a tub of ice cream and disposable spoons in the freezer for your new buyers.  
  • Leave a package of bottled water in the refrigerator.
  • Leave a bottle of bubbly and disposable glasses in the refrigerator.
  • Leave all instruction manuals and warranty information on the kitchen counter.
  • Leave a list of babysitters, neighborhood lawn service, trash service or your favorite vendors who have experience doing work on your home.
  • Leave the name/contact information of the neighborhood HOA president so that the Buyers can notify them to get on their email notification list.

I recently did a walk-through with a buyer who was incredibly WOW'ed by a Seller who left the vase of flowers, Ben & Jerry's ice cream (complete with disposable spoon), champagne and disposable glassware, bottled water and a beautiful welcome card.  What a wonderful experience for this buyer who has, in the past, purchase real estate, leaving Closing only to find trash throughout their new home (piles and piles of it), left by the Sellers for them to clean up!

Debe, this is an amazing reminder for sellers...I have rarely found a sellers home that clean!  A few times yes & whenever I moved, I did as I would want to find a home.  I understand that 'broom clean' in my area means somewhat messy!

Love the refrigerator treats for sure...a great idea...even if the Realtor sticks it in.

I never though about leaving ice cream but love the idea. Of course leaving the spoons too is a necessity. I make sure there is toilet paper, soap and paper towels.

And by all means, take the plungers and toilet brushes.  The same reason a lot of sellers don't want to touch them is the very reason buyers don't want them.

(Now some of the sellers may take advantage of this statement just by adjusting their own needs....lol!)

Hi Debe Maxwell , I love this and do similar things ( actually might over do it a bit.) I do tissues, paper towels, napkins, toilet tissue, some basic cleaning supplies and other things like water, Champagne, glasses, flowers, etc. I also have done the "Welcome Home" Mylar balloons tied to the front door. I look at it this way, I hope to adopt the Buyers because chances are the Buyers agent will not stay in touch and I will list and sell this home again one day and I want them to know I am there should they ever need anything. I can't tell you how many times this has happened even as recently as this past week. I want a wonderful surprise everywhere they look. And when I am the listing agent, it is equally fun because I try to get the Seller involved and sometimes it can be a rather remarkable surprise.

Oh yes, the condition of the seller's home at closing can be quite an issue. Most buyers ask, and some seem to expect that the home will be pristine, with all windows washed, carpets shampooed, etc. Lots of varying opinions on what is reasonable, which is true for sellers, too. I have seen some homes upon vacating that are simply amazing in terms of condition, and a few sellers have left welcoming gifts. And other homes look like trash day. I think your answer to the question of condition at closing is right on target
