You know when you first speak to a potential buyer and you have to ask all those questions first? Some of them, (not all) get annoyed and defensive or insulted. One of the reasons I'm sure  is because they've already spoke to five other realtors before you and they're thinking "here we go again"! I've decided to follow my intuition and try just being helpful and informative in that first conversation and telling them what they want to know instead of playing the game -you answer my questions  and THEN I'LL  HELP YOU! After you meet in person and get a chance to "connect" and build a rapport then getting all that necessary information is more natural and likely to happen much easier. Yes, we do need all those details to assist them properly, but  it doesn't have to be obtained in the first 5 minutes of a phone conversation. I THINK I'LL GO WITH  THE  FLOW...

Hi, Deborah,

Yeah, it's hard to do it just right because both agents and prospects each have their own idea about where the conversation "should go."  We want to be sure they're not committed to another agent, and we want to know if they're qualified and how serious they are, etc.  So we don't want to waste our time--or theirs.  But I agree that it's best not to fire off at them like at a cannon before they get a chance to like us!

I agree Team DiMuria, but I noticed they get more annoyed with too many questions on the first  phone contact but become very cooperative on the second in-person contact.
