Selling your Carlsbad home is a complicated and challenging process. It takes time, no matter how experienced you might be in selling houses. Just because our inventory is low and favors sellers does not make home selling an easy job, plus there’s lots to know.

WHAT IS A PUBLIC OPEN HOUSE AND SHOULD I HAVE ONE!
As a seller you may be thinking you do not want any open houses for your property. There could be a number of reasons for this. Or you may feel strongly that open houses are a great way to sell your home. In either case you should discuss the viability of having a public open house with your REALTOR, and how to best prepare for holding one.
Whether or not a public open house will be successful depends on a number of factors, including the market conditions, the property itself, location, the level of interest buyers will have, how well it’s marketed, and more.
An advantage of a public open house is that you can have a large number of buyers, with or without agents, walking in to see your home in a relatively short amount of time while you are out of the house for 2 – 3 hours.
The big question is how many of these are bonafide interested, and qualified, buyers. Some attending public open houses have no interest in your house, may not even be qualified to buy, or are in a different price range…many are “just looking.”
Do homes sell at open houses? Yes, sometimes, and perhaps it’s more likely in our busy sellers market when foot traffic has increased and buyers and their agents are out touring homes. The open house, if done, should just be one of many things your agent is doing to market your home.
You should ensure your house is “show ready” for any public open houses, just as you would for individual showings. Be sure to remove personal items and items of value (jewelry, small tech devices), as well as all documents that contain personal identity and account information (e.g., leases, bank account statements, credit card accounts).
