The Gilbert, Arizona housing market had it's first drop in Active listings for sale since February 2015. There were 1,177 Active homes for sale in Gilbert in June 2015. The number of New houses in Gilbert being put up for sale also saw a bit of a slow down in June. There were 651 New houses put up for sale in Gilbert in June as compared to only 615 New houses that came to the market in May. However, the number of Sold homes had another good increase in June. Gilbert had 636 homes sold in June versus only 492 homes that were sold in May.  

What do all these numbers mean for buyers and sellers? It's a little surprising to see the number of Active listings and New houses coming to market show signs of a slow down this time of the year. The busy Summer Arizona real estate market usually does not start it's downward turn until late August. However, the fact that the number of homes being Sold is still on the increase tells us that there are still plenty of buyers in the market for homes but the amount of sellers ready to change addresses isn't keeping pace. If this trend continues we could see a disparity in the amount of willing and able buyers verses a lack of inventory to choose from when they begin their new home search. If you're a seller and want top dollar for your home, now is a great time to bring your home to the market because you are competing with fewer sellers right now. If you are a buyer, you might find you are running in to multiple offer situations and more competition for the best homes for sale as there are more buyers than sellers. Nicole, looks like another upward move is in store for Gilbert AZ area.

I'm trying to keep my eye on Phoenix and LA/San Bernandino markets as they are good indicators of things to come for Las Vegas.

Michele - It's a bit surprising to see overall inventory drop in July as this is the busiest time for buyers and sellers.

Paul - I hope that drop in inventory doesn't last. I don't want to have a situation here like they're having in Denver. I don't enjoy bidding wars. 

Lou - It's a good line but one that shouldn't last very long or it will turn lopsided towards sellers very quickly. It's still pretty balanced right now.
