The Power of the Rain



     Referrals.  They're the lifeblood of many a business, and in the real estate industry, they play an important role in business growth.  They come from all over - sometimes they're self-generated through marketing, sometimes they come from a friend or family, and sometimes they come from online ActiveRain friends.



     I caught up today with an agent I've known and have worked with for years in Pennsylvania.  We discussed some upcoming changes to my business (that announcement will be coming in a couple weeks), some new benefits being offered to our real estate partners, and of course, discussed family, life, and her upcoming vacation (and of course, how upon planning that vacation, business started booming).



     This particular agent is a tremendous asset to my team, and whenever I know someone is buying or selling in her area, I think of her (now if I could just get her on ActiveRain!).  Over a year ago, I saw a random referral in the AR referral network.  Someone was selling a home from another state, and their listing agent was looking for an agent in the area of Pennsylvania where my friend and preferred Realtor works.  Not being an agent, I don't take these referrals directly, but instead reach out with a "hi, I've done a lot of business in this specific area, have worked with many agents, and recommend no one more than _______".  Typically, I leave it at that.



     A year ago, I sent that email, got a response that the agent would follow up with my recommendation, and that was that.  Somtimes these things don't lead to anything, it's always a numbers game.  I was really happy today to hear "oh, by the way, that referral you sent over forever ago is closing this week, thanks so much!".



     She's (unfortunately) not a member of Activerain --- not an active one anyway --- but she's a tremendous agent, and I had no problem taking a minute of my time to follow up on the ActiveRain referral for her.  Many people have complained that ActiveRain doesn't have the SEO power it once did.  Perhaps they feel the community is different.  My take is that this community is what we make it - we have an amazing network of people here, and thanks to ActiveRain, one member is getting a referral commission, and another agent will be seeing these happy buyers through closing, and all because of the power of ActiveRain.

Great post John!  So surprised there aren't more comments.  It's so important to have a great list of referrals in every housing related affiliated industry.

Right now, I'm getting tired of getting my hand bitten when I'm trying to feed the AR members.  I do think it's about the community, and frankly, I'm seeing a lot of agents not honoring referrals . . .

Jan - very true. I work in a lot of markets and try to have referral partners in each.  Makes life easier on me and my clients.


Carla-  that's disappointing to hear, in my industry I can't give or receive referral fees, I guess that makes things simpler for me.


Gene - I'm looking forward to the changes, too.  I think the referral network could be improved, but I like the way it works now, too.


Nina - amen to that.  I'm nearly 100% referral myself, so it's very important to have a large network


George - I know first hand you do the same, sir.  Any chance to help someone is a good opportunity to build relationships.

Sharon - I was pumped...I didnt help with the deal (buyers uncle was a banker) but was really happy that AR got a friend some business.

I've certainly received and sent a lot of Activerain referrals over the years, even after my participation in the Rain dropped off. I always look here first before turning to my company or any other referral resource for outgoing referrals!

The power of Active Rain isn't fully automatic.  Someone actually has to make calls and respond to emails.

As for your friend in PA, I'd think he/she should get a very personal invite to the next Meetup, heck even buy them the first beer.
