As a Stager I can be far more effective if I know the circumstances of the sale.

Here are some helpful hints:
- The house was decorated by an interior designer (especially if that is the seller). I can explain the difference between staging and decorating for living.
- The clients are getting a divorce. I can be ready for the tension and road blocks that always come up. I try to remind them that the more they get for the home the more there is for their new homes.
- There has been a death in the family. I can be sensitive to their loss and deal with issues like 'the urn' on the mantle or family photos in an appropriate way.
- Mom or Dad is going into a retirement facility. I can find out about budget and available help so that I can tailor my consult.
- The client is facing bankruptcy. Once again I can tailor my consult to their budget.
- The client is very religious. I've worked with people from many religions and respected their beliefs.
- The client is profoundly deaf. I can find out if they read lips or if I need to communicate by writing on a pad.
- One client is open to my visit but the other is against doing anything. I can take charts to show the returns from updating their home. I can make sure they both understand the reason for each suggestion.
- The house is in serious need of updating. I will make sure I have things like counter samples or paint decks with me.
- How long it will be till the house goes on the market. This will influence the amount of work and type of work that can be done.
Remember, a Stager is a member of the sales team and wants to be as effective as possible.
