What is EASIER? Finding a Buyer? or Getting the sale to close? I must say some days it is easier to find a buyer willing to purchase the home than the ease of getting it to close. New banking rules, new federal laws, new appraisal rules all work together to make it harder to get the sale closed.

 

Today I had a Home Seller who was trying to sell their home themselves. In the last 4 months they have had their home under contract 4 times and 4 times the sale fell through. They wanted to hire me to get the home sold, not just find a buyer.

 

Every day with every sale I face tight banking rules. Getting the buyer not just pre-qualified but pre-approved before making an offer sure does help. Knowing what types of mortgage a home can have and what types buyers cant use also helps when known up front. Such as a home needing major work can not go straight FHA mortgage.

 

The bottom line is the behind the scene work by a listing agent is More important than ever. Follow up. Constant communication and follow through. It used to be harder to find the buyer now I am not so sure. Getting a home to close can be quite the challenge with home inspections, appraisals and underwriting. It is all work.

Good morning Scott. Nothing to do with mortgages is easy, it doesn't matter how strong the borrowers are. It seems like all lenders find stuff that often makes no sense. It takes Patience and lots of communication with all parties.

Dick Greenberg you hit 2 keys, first is patience, you must have it and second, it is not just mortgages, it is the inspection, it is the appraisal and some days in the REO workd getting a seller signed deed can be worse than pulling teeth,

Scott- well done!  Yes, go out and get that buyer but then are you going to be able to walk them through the steps for closing, and I do mean every step.  better yet, hire a professional agent to help you with this.

I remember a particular neighbor, who had decided to sell a home themselves.  They had a similar experience to that you describe.  There were a couple buyers who failed to close the deal.

Finally, I asked, "Do you want to shoot craps, or do you want to sell your house!"
