Update to Sell - Enjoy Now

If you are thinking about selling your house, why not start the updates now? Many people redo their home when they are ready to move and wish they had made the changes earlier so they could have enjoyed it for a few months. Doing the work as you go makes it less expensive and time consuming when the decision to sell is made. The best part is you do not have to spend a lot of money to accomplish a few items that will reap big paybacks for you and the buyer.

Consider these suggestions to improve the value of your home without breaking the bank:

  1. Clean, clean, and clean again – Doing a major cleanup is the best way to get your home ready to sell and make you smile when you enter every room. This includes painting; if it has been two years or longer, get the brush out. Replace broken or outdated items, like fans, fixtures, or faucets. Let the sunshine in by cleaning windows till they sparkle. By keeping a ready mind with regular updates, you will have a show-ready house for you to enjoy while you wait for that potential buyer to walk through your door.

  2. Get organized – Time to declutter. That means letting go of that teddy bear collection that lines the shelves. Pack away personal items and mementoes. Find a place for everything and keep it in its place. Organizing your garage the same way you organize the closets and cabinets inside your home is very eye-pleasing. Being very detailed will let potential buyers know the house is well maintained.

  3. Trim or replace the shrubbery - The outside should be cleaned like the inside. Pretty flowers, freshly trimmed bushes, shady trees, and a few pavers can make a big change in the look and feel of your home. The cost is more in sweat instead of money, but the payback is priceless!

  4.  Update key areas – When thinking about any extensive updates, it is wise to concentrate on the kitchen and bathrooms. These are the rooms that leave the best impressions on the buyer, plus it will give you the most enjoyment while you are there.

  5. Remember your entrance – Your front entrance is the first impression for all who enter your home, so make it warm and inviting. Adding a planter, a colorful wreath, and even a rocker if you have the room, will scream welcome. Lastly, paint that front door! Remember that is where the buyer spends their first few minutes while the agent unlocks the door.
