Currently there is only one pending sale For those of you who read my Market reports you know I will not discuss pending sales . Those are the rules . There are many contingency that may effect sales and settlement dates even sales prices .Simply put it is not public knowledge It is best to wait until the deed is signed and keys are exchanged .
The only settled SOLD listing in the last four months continues to be my sale which SOLD for $164,000 an A Unit

It is my professional opinion Rivers Bend condos are still holding their values . As I have stated before owners cannot expect to get increased values if they have not upgraded their kitchen or bathrooms . If they have original units they need to price them accordingly . Their agent should be able to direct them in the right direction as far as pricing goes . If a seller has not put any money into their unit they cannot expect to get more then market value . The unit that sold for $164,000 had a new kitchen and updated bathroom vanities , light fixtures ,and flooring . Original units will sell for less .Location for some units may come into play also . The location of Rivers Bend Condos also makes them very desirable . The Septa Train station is in walking distance . It is minutes from Center City Philadelphia . Holy Family University is also in walking distance . Aria Hospital is a short ride away .
Best of all it is a pet friendly community .Yes you may have your dog .
In Northeast Philadelphia it very difficult to find pet friendly communities . You will find dogs of various sizes . There are no restrictions on size .
