Real Estate Market in Byron GA

The Real Estate Market in Byron GA in June 2015 currently favors buyers (8 months of available inventory) which means sellers need to ensure their home is market priced to get chosen out of this crowded market right now. Because this is a smaller market, small statistical changes can make a big difference...if there is a particular trend worth noting, I will share the information.

The number of home sales (3) remained static, for the third month in a row. This was 2 sales below the 12-month average (5) as buyers found homes they preferred in other parts of Houston County GA. With 24 homes to choose from (down 1 from the previous month), there are plenty of options for picky buyers in this community at the moment. 

The sales price to list price ratio came in at 100% this past month. That was great news for sellers and an indicator that buyers are not taking any chances at losing out on a property once they find one that meets their needs. The SP/LP was well up over the 12-month average (97.28%). 

The number of days-on-market for homes that sold (150 days) was well off the 12-month average (95 days). While certainly not ideal, it was good to see older inventory finally leave this market. The average sales price was just over $126K, tracking with the yearly average of $125K+).
