Open House! 2-4 pm

How do you feel about Open houses?  What do you say to the seller who wants you to hold their home open every Sunday?  I personally can't stand open houses!  They usually ruin my whole weekend!  I know, I know, I shouldn't be like that!  But to sit there on a Sunday for two or three hours in the hopes that someone will show up, much less, want to buy it!  I should be positive and say, maybe I will pick up a buyer, but slim chance.  How do you deal with getting out of open houses?   They don't sell houses generally.  Thanks, Pete.

Pete, Had to come to your blog as a fellow Isner!  Set the sellers expectations at the listing appointment we will do an open house every 8 weeks and we would like you to be there with us to make sure we have extra security in the home.  Of course don't say or offer any opinions refer all questions to me.

I also ask other agents in the office who want to do one too and explain to the seller they offered to help.

I let my sellers know from the beginning that I don't think open houses work.  I tell them they may supply  me leads but I have never sold a house through an open house.   I also let them know that most people are doing their pre-shopping over the Internet now so it makes more sense to have lots of pictures on MLS.  When I talk about people shopping over the Internet they all shake their heads yes because that is exactly what they have been doing.

I asses the house to see if I can generate enough traffic to make it worth while. Obviously a condo will feel claustrophobic with more than one group of people in it, a house with little or no parking will only high-lite that fact and a home "off the beaten path" will probably get no traffic. However some homes I have held open do SELL from the open house. Also in this age of Internet a LOT of buyers show up without agents.
