Excellent food for thought, Nick T Pappas.  Bottomline, anyone even remotely thinking of buying a home needs to get FACTS and have discussions.   You/agents are a great resource and place to start that discussion and fact-finding.  Lenders are too.  It's all about options these days .. and discovering what they are ...

If one wishes to have some control over destiny, then buying a home provides some of that control.  For example, house payments generally stay stable, unless taxes and insurance go up.  Rents are always prone to rise over time.

Lots to think about before buying a home. Some pretty wonderful rewards come with owning a home. There are times when it doesn't make sense to own. Many agree and rentals can be hard to find

Nick T Pappas - buying a home is a process that begins much before buying. Keeping track of credit way before you buy the home, till you maintain the same score till you close!

Lot of discipline is required for sure.

Not everybody should buy a home, and the agent who speaks up and says so is an agent people can trust. Of course, Nick, a bourbon drinker is also a trustworthy guy, so you've got it covered on both accounts.

I agree with Elizabeth, not everybody should purchase a home but running the numbers is always beneficial. I'd rather pay a mortgage than rent if the mortgage is less.

Nick,

This post is very thought provoking. No matter what age, or what income one has today, you paint a very real picture. Only someone who has been in the business for as long as you have who remains current will be the type of preferable Realtor to help guide and help other succeed in their first or next home purchase. I prefer you for all my referrals.
