The Real Estate Market in Centerville GA in June 2015 remains a bit flat as buyers and investors are finding homes in other parts of middle GA more to their liking right now. This is a good reminder that to compete in a competitive market, sellers need to ensure they price their home according to the current market conditions to have an opportunity to be seen and sold. Because this is a smaller market, any statistical change will make an impact...if there is a real estate trend worth noting, I will share the information.
The number of home sales (8) remained in-line with the 12-month average (7) and pending sales shot up 37% as 16 homes went under contract this past month. That is a good sign as the hottest month of the summer nears. Currently, there are 40 homes to choose from (up 1 from the previous month) in this sellers market (5 months of available inventory).
The sales price to list price ratio was 96.56% this past month, up slightly over the 12-month average (95.79%) and way up over the previous month (92.50%). When sellers right price their home these numbers will continue to climb.
The number of days-on-market for homes that sold (109 days) was slightly off the 12-month average (101 days). While not ideal, it is always good to see homes close that have been on the market for awhile. The average sales price was just over $121K, down from the yearly average of $150K, but well up on the previous month ($92K).
