Your Client Called...

This might be one for the record books for me.  I have this nasty habit of trying to answer my phone every time that it rings.  Whether I know the number or not, I answer.  Sometimes I get caught off guard by the Should I Fire My Agent?conversations that take place and today, I was not expecting this!

The short story is that a buyer, under contract to purchase a home through HUD, found a blog that I wrote on the HUD home buying experience months ago and called to ask questions that she couldn't get answers from with her agent or her loan officer.

It was a very trying experience for my buyer and for me, at the time, I had A LOT TO SAY on the subject.

I could tell from her voice that the woman on the phone was in a bit of distress when she said, "SHOULD I FIRE MY AGENT?"

Whoa, Nelly!  What???

There is a bus zooming down the roadway and I am not about to shove a stranger under the wheels!

I have very strict rules against giving advice to the clients of another agent.

Rule #1 - I don't give advice to other agent's clients.
Rule #2 - See Rule #1

She asked lots of questions about the HUD process, did I think her agent was doing a good job, etc.

My response was simple, HUD can be a trying experience and they can be difficult to deal with and I'm sure your agent is doing the best she can under the circumstances.

I doubt that I helped much, but I listened, I remained diplomatic and I STAYED OUT OF THE LINE OF FIRE!

Has this ever happened to you before?

How did you handle it?

My policy is the same as yours, especially if they are already under contract and represented in that deal with another agent.

Recently had a very similar call (wasn't HUD) but a buyer in a pending situation wanting me to give advice.  Nope, not gonna happen. I did point out a couple of additional blog posts that I thought would give him a better idea of what to expect from the process, but oh no... not going there.

I have a phone screening app that filters out spam, telemarketers and robocalls.  I look at my phone screen and it says Suspected Spam and I don't answer.

I wouldn't give advice to someone else's client.  Potential risk of slander/libel and bad feelings.

Tammy Lankford it's a great idea to point out other resources that they can READ.  Beyond that, no need to step in doo doo!

Jerry Lucas exactly!

Praful Thakkar I know, right?  I would never say "oh yes, you should fire your agent!"  I'm not crazy!

Just last month I had a contractor step in for the Listing Agent on a deal where the Sellers were unhappy with their agent.  My Buyers and I were stunned and Itold the contractor, that despite the feelings the Listing Agent's clients had, they hired him and he was their agent.  You can't just pick up someone you trust and insert them in for an agent.

Chris Ann - now that's a new one on me.  I don't like my agent so the contractor is taking over.  WHAT?
