Hey Rich...how much will your client take?

With contracts routinely going over 40 pages here in Maryland, it's Question Marka question I get frequently from agents who are trying to short cut the process. It takes a couple of hours to actually do the job right...and there are so many agents not willing to invest the time and effort.

My answer is always the same: "I think I can get them to accept full price." The sarcasm frequently goes over their heads.

A couple of reasons that I choose not to answer the question directly: a verbal from me doesn't mean spit in the real estate contract world, and second...they never tell me what other surprises might be in the offer. You know, those things that buyers agents like to gloss over like seller contributions.

Maybe it's just the fact that agents are writing offers that aren't getting accepted, I don't know, but this year especially, I've gotten more calls, on more listings asking the same lame question..."Hey Rich, how much will your client take?"

I love that. Maybe you can twist your seller's arm to take the listed price. And you are right, if it is not in writing it does not exist.

I agree 100% - on both your responses.  I won't take a verbal offer either.  I think it  benefits both the buyer and seller to have it written!

It's the same age-old question and quite annoying, don't you think? 

I always tell people it's a Buyer's contract and it's between the Buyer and the Seller. If you're interested in making an offer, let's get started! That usually shuts them up.
