I'm really excited about one of my new partner agents who is taking the probate real estate niche by storm. J.M has only been with me for about 3 months but I want to address what this probate niche can do for anyone who will take the time and make the effort to do something different than the traditional way of working as a real estate agent. Compare to what you are doing today!
J.M contacted me from San Diego, Ca with interest in learning probate. She was planning to move back to the Bay Area (San Francisco) and dive into the RE biz. She is only 24, a student of Real Estate as she is also a Mike Ferry student so at this young age she has demonstrated she was serious about her real estate business. She wanted more than the course she wanted to work with me as I have this program for go getters.
She purchased my course and started her move back up to the Bay Area. She landed and in her first month she did the steps to switch over to EXP Realty with me, joined the local MLS, did the EXP online getting started process and was ready to Rock N Roll in about a month.
First, I placed her on my Call Team where everyone starts and trained her on how to Contact the PR's of the Estate, what to say. We come from a different position then most real estate agents. We come with a education theme rather than let me list or sell the estate home. Once J.M learned this and how to speak to the estate and participated on our Estate Home Team Call bi weekly training calls she started to have success.
Now in the 2 months she has been doing this she has about 6 different Probate Homes in different stages of the process. We placed her first real leads under contract for $1.3M (Duplex in SF) and we are now in escrow and her side of the Commission will be $38K on this one deal. We just opened our second probate escrow for another Trust sale and her side of the commission is $25K. We split 50/50 so on these two transactions upon closing she and I will each earn $68K all in her first 4 months by the time they close. Now add to these another 2 or 3 we are working on together. She is making more on her first two deals then the average real estate agent earns all year. Again, all under the MLS, no door knocking, Flag planting, greedy sellers or lookee loo buyers to taxi around.
Now she is my partner, I gave her a County, Free Leads and Full Training. I go on the appointments with her and together we are doing these deals as she learns the system. This is a team effort and we share the wealth. Just as I usually do, we sold both of these homes to my investors and earned 6%. I want to add to her story these homes and the others she has working are all Under and Off the MLS Radar with very little other agent or investor competition as we hit the Estates early in the probate process which is all part of my system. Then the right follow up: EDUCATION NOT SOLICITATION!
It thrills me to see a young person like J.M learning a system that will benefit her for many years to come and without all the headaches agents who work the MLS with their buyers and competition with bidding wars and listing agents who are competing with every other agent for the same listings and sellers who most of the time don't respect them or want to cut commissions. This is not where I want to work and J.M is learning there is a much better place to be. Now as her Probate Home biz gears up we will be building her monthly Rev Share (Residual Income) and EXP Realty Stock Ownership program based on her production. I love it!
