The 2nd Quarter 2015 Sharon MA Home Sales Report showed that sales and prices were up. It's nice to know we have shaken off the winter doldrums. Across the nation, more and more people are getting out there to buy homes. Sharon MA is no exception.
2nd Quarter 2015 Sharon MA Home Sales Report
The MLS Property Information Network reported that a total of 54 Sharon MA homes were sold between April 1 and June 30, 2015. That is a 12.5% increase from the same time last year. Sales have been steadily increasing each month this year, too. Ten Sharon MA homes were sold in April, 14 in May and 30 just last month. It's also more than double the 25 that were sold during the 1st quarter of this year.
The average sale price of a Sharon MA home was $579,544. This was 4% higher than the 2nd quarter of 2014. However, it was slightly lower than the $588,041 average from the 1st quarter of 2015. The landmark 960 square foot Sharon Girl Scout House sold for $155,000 in just 22 days ($85,000 under the list price). A 5 bed/4.5 bath, 5200 square foot custom Colonial on 1.22 acres sold for $1,260,000 in three months. The new owner paid $90,000 under the list price for that one. Another $1M+ home sold for $50,000 under list price in just over one month!
What Should Buyers Learn from the 2nd Quarter 2015 Sharon MA Home Sales Report?
Prices have increased from last year. But they are also slightly down from the beginning of this year. Sharon MA Buyers will be happy to know that they don't necessarily have to pay "sticker price" (aka "list price") to get the home of their dreams. Sellers are willing to work with Buyers to make a deal. Just make sure you have your ducks in a row before you put in an offer.
