Whether you apply it to your attempt to either sell or buy a Mission Viejo house or not is also up to you. A house that has been recently upgraded will always sell for more than a home in the same neighborhood in original condition.
A house with no upgrades that backs to a busy street will always sell for less than a house with no upgrades in the same neighborhood in an interior street location. Even if the house on the busy street is bigger.
An upgraded house that backs to a busy street might sell for more than the house in an interior tract location without any upgrades, especially if the tract was built in the 1960’s and the house in an interior tract location is in original condition.
A home in original condition will always sell for less than a home that has been upgraded, except in the case when the updates were done in the 1980s. Then these two homes are pretty much on a level playing field since they are both outdated. That’s when size comes into play. Because size really does matter when it some to buying and selling houses.
A larger house will always sell for more than a smaller house in the same neighborhood.
A smaller house with a larger lot, current upgrades, a pool, and a view will always sell for more than a larger house with no upgrades, no pool, no view, and an average-sized lot in the same neighborhood.
A house with a cracked slab will always sell for less than a house in the same neighborhood without a cracked slab.
A house with a cracked slab and upgrades will always sell for more than a house with a cracked slab and no upgrades. Unless the upgrades were from the 80’s. Then you know where that puts us.
A house with no upgrades that is staged with emotionally desirable furniture and accessories will always sell for more than the same sized house with no upgrades and no staging.
A larger house with no upgrades which smells like cigarettes and cat urine, and has a cracked slab will always sell for less than a smaller house with recent upgrades that is staged with attractive furniture and accessories, has a cracked slap, and smells like chocolate chip cookies.
A house that is missing all the appliances, door and drawer pulls, and has gaping holes in the walls and ceiling will always sell for less than the same floor plan with all original appliances. An oven is better than no oven.
And lastly, a house that is clean, decluttered, has been reduced to a simple color palette and has V-shaped accent pillows will always sell for more than the house that has two couches and a camper trailer in the drive
