When a Seller is Ready to List and Goes Sideways

Just as I was about to list a former rental home at the Parkway in Folsom, the seller fell into the wrong hands. It can happen to the best of them. Home sellers don't really know what they're doing when they're getting ready to sell a home, so they sometimes listen to bad advice coming to them from all angles and directions.

I know I should probably list a home immediately when a seller wants to list but I prefer to wait until everybody is ready. What I have discovered by doing business this way, business on a handshake, is yes, sometimes sellers will rip me off. They will steal without blinking an eye and never consider it theft.

In those instances, it's better to have not signed the listing agreement and gone through all of the additional upfront work that is necessary to put a home on the market in Folsom.

Jennifer Provencio I thought that out of anybody, this seller, a client who sought me out to buy a home in East Sacramento, was a loyal client. She seemed happy with everything until misplaced greed set in, I guess.

Elizabeth, people do boggle my mind at times. I often wonder, would they like it if someone treated them in the same way. Probably not. Yet, for some reason they justify that it is okay to treat others in such a crappy way.

James Dray I hear what you're saying but if I had signed this seller to a listing, she still would have asked me later to discount my commission based on her belief that her sale is a laughable slam dunk, and then I would have invested a ton more time than I already have. So in a way, I have cut my losses by not signing a listing agreement that I may later have to cancel.

Gabe Sanders That will probably happen: she won't be happy with the photos nor the service, and when the transaction doesn't close and she's flying halfway across the continent, she will realize the error.

Kathleen Daniels I'm not even sure she is cognizant about what she did because people often tend to look at the situation with very narrow vision and self focus. When the world revolves around you, you don't necessarily see clearly and the justification for screwed-up actions may seem normal when it's not.
