The Average Sale Price for a home in all of Heartland Multiple Listing Service (HMLS) Area in June 2015 was $212,798. The Kansas City MLS covers more than 5,000 square miles in 19 counties and 2 states so let's break that down into more meaningful numbers. 

JACKSON COUNTY, MO  Population 683,191

The Average Sale Price for a home in Jackson County, on the Missouri side, was $171,963.

Sales Price is UP 15.5% from June 2014.

Inventory (the number of homes available for sale) is DOWN 20%.

JOHNSON COUNTY, KS  Population 574,272

The Average Sale Price for a home in Johnson County, on the Kansas side, was $293,598.

Sales Price is UP 5% from June 2014.

Inventory is DOWN 20%.

JEFFERSON COUNTY, KS Population 18,855

Average Sale Price = $156,966. Up 56%.

LEAVENWORTH COUNTY, KS Population 78,797

Average Sale Price = $177,948. Up 10%.

LINN COUNTY, KS Population 9,502

Average Sale Price = $99,268. Down 14%.

MIAMI COUNTY, KS Population 32,822

Average Sale Price = $192,046. Up 20%.

BATES COUNTY, MO Population 16,584

Average Sale Price = $115,719. Up 19%.

BUCHANON COUNTY, MO Population 89,486

Average Sale Price = $141,979. Up 8%.

RAY COUNTY, MO Population 22,949

Average Sales Price = $129,960. Up 15%.

CLINTON COUNTY, MO Population 20,299

Average Sale Price = $133,793. Up 8%.

JOHNSON COUNTY, MO Population 54,362

Average Sale Price = $143,533. Up 0.2%.

LAFAYETTE COUNTY, MO Population 32,688

Average Sale Price = $113,939. Up 0.4%

There are numerous subdivisions and neighborhoods within each county. Before listing your home for sale, we need to drill down through the county, zip code, and subdivision data. Once we have the general numbers for your area, we can begin looking at nuances such as the specific location within the subdivision, nearby amenities, recent trends, and the condition of the home. 

Some homes will not fit neatly into the usual parameters when finding comparable properties. Historic homes, horse properties, earth homes, some luxury properties, and other rarities will impact the way we go about finding the right comparables when pricing a home for sale.

MO Population 2014 estimate: 6,063,589. Kansas City: 467,007.

KS Population estimate: 2,904,021. Overland Park: 181,260.

Including the population counts from all suburb cities within the larger Kansas City Metropolitan Area brings the total population count to around 2 million.
