Rating Realtor.com, Redfin, Trulia and Zillow

Chris B Johnson, REALTOR®   I found an artile which rates the major Real Estate Portals.  The categories we will review are volume of activity, site experience based on page load time, agent information, process quality and rebates to consumers.

Overall Ratings

Realtor.com has the most traffic.  It has the most links to other sites on the Internet and an aggressive TV ad campaign featuring Elizabeth Banks of Pitch Perfect fame.  Agent information is good but the only qualitative information is from the agents.  The experience is a C because according to Alexa pages its takes 3.9 seconds to load although I did not experience that when I was on the site. Google says 1 second is how fast sites should load. Realtor.com gets a C.

 

Redfin is the lowest volume site which is too bad because their site gets an A.  The qualitative information is excellent with ratings from consumers.  When one views a property an agent is suggested with a 5 star rating. They also provide quality ratings for lenders and title companies. And they also are the only site to offer a 1% rebate to buyers or reduced listing rates to buyers and sellers.

 

Zillow is the only site to capture comprehensive data on buyers which I’m sure their agents find valuable. Their volume is the high and they have the fastest load time – 1.2 seconds.  They also offer good qualitative info.  They also rate an A.

 

Trulia gets a B on volume, experience and process.  They get an A on qualitative information for an overall rating of B+

 

And now a new player has entered the field -Xome, a Nationstar company.  They offer the consumer an integrated approach throughout the buying process using a live concierge program.  And they offer a 1% rebate to buyers. They are brand new so they have no track record.  We’ll look at them a year from now.

If I was a consumer, I would like Zillow and Truia best because of the way they present the information they have. It seems all-encompassing and the graphics are appealing. Since I'm a professional, I am aware of the many inaccuracies in the lovely presentations. I also have access to professional software so don't need the zillow and trulia.

Thanks for your input Maria Morton , it will be interesting to see if Realtor.com steps up (with new ownership) and makes the portal more user friendly. I have been noticing  MUCH more TV Advertising on their part.

If I was a consumer I would go for Realtor.com.  It has the most up to date and accurate information out there.

Zillow and Truila are just lead gens that steal our clients and sells them back to us.  People buying the leads are making these sites rich.

As Professionals, we should act like Professionals and promote Professional Real Estate sites. 

Get out and market yourself and you won't have to work so hard when you don't have to buy leads!!!!

Chris - Consumers unfortunately love Zillow, and I am always having to explain to clients how inaccurate their Zestimates are. Hopefully people will figure it out eventually.
