There are some agents in Sacramento who don't respect sellers of short sales and treat them like tenants or squatters, which I've never really understood. When you're selling your home as a short sale, it means you are taking responsibility for the situation and not running away like a dog with your tail between your legs. Short sale sellers are very different from those who walk away in foreclosure.
It's good for the community to have a short sale, which beats a boarded-up foreclosure, especially when it brings in a new homeowner to love and care for the home. It's not that seller won't take care of a home as much as it is sometimes they don't have the money to maintain and fix up the home, especially if they can't make the mortgage payment.
Doing a short sale gives a seller a shot at a fresh slate. After a few years, the seller can probably buy another home. It takes more one more underwater home out of the neighborhood.
