This is a recap of real estate activity for the North Pasadena Heights neighborhood in Pasadena, California. Included in this report are the homes for sale along with sales in the first six months of 2015. Statistical information has been gathered from our local multiple listing service(mls) and may not include all transactions.
The boundaries of the North Pasadena Heights neighborhood are Paloma Street on the south, Whitefield Road on the north between Hill Avenue and Allen Avenue. Homes in the neighborhood range from small bungalows to large estate-sized homes. Larger homes are prevalent on Mountain Avenue and Casa Grande Street but can be seen throughout the neighborhood. Architectural styles and condition of the homes also vary. You will find wonderful examples of Craftsman, Prairie, Spanish, Mediterranean, English, Cape Cod, Colonial and even some ranch style homes.
The Pasadena neighborhood is located north of the Foothill(210) Freeway and is convenient to shopping, dining, culture, entertainment and recreation. Two Gold Line light rail stations (Lake and Allen avenues) are nearby too.
There are currently four North Pasadena Heights homes on the market for sale ranging from $599,000 to $1,398,000. From January to June this year, there have been five mls-reported closed transactions ranging from $783,000 to $1,650,000 with an average sales price of $1,080,100(median sales price of $1,000,000). They sold at 96.39% of last list price and for $430.10 per square foot on average.
In the same six month time period in 2014, there were three mls-reported sales. These sales ranged from $515,000 to $1,307,065 with an average sales price of $810,022(median $608,000). They sold at 100.17% of last list price and for $492.01 per square foot on average.
When looking at numbers in a market report where turnover is as low as it is in North Pasadena Heights, a more detailed analysis is necessary whether you are a prospective buyer making an offer or a homeowner finding the ideal listing price. The mix in the homes that come on the market will continue to have an impact on the average sales price.
