Inclusions: Interior; Exclusions: Exterior

 

The basic contract of sale that I use has a section for inclusions and exclusions.

 

The actual intention of this section is to clarify which of those items, which might be considered personal property, are included and which are not included in the sale.

 

However, I am bringing it up to demonstrate the nature of many, if not most, buyers with whom I have worked.

 

Some clients I would recommend as participants for the running events in the Olympics, as I have seen them hop from their cars and sprint the 100 meter dash to the front door of homes that they are about to view in what must be record breaking times.

 

They want to see the interior of the home, not the exterior.

 

In some cases, these buyers, have contracted on a house, then accompanied the inspector during the inspection and stated while looking at the outside of the property: "I never noticed that before.  Did you see that honey?  No, I didn't see it either."

 

Of course, they did not notice it, they did not look.

 

It could be something big like brick instead of vinyl; shutters instead of none; slate roof shingles instead of asphalt shingles.

 

You hear about buyers who are willing to do work to the interior of a house, even to the extent of doing a "complete gut job", but much less frequently do you hear of a buyer willing to do extensive exterior work.  Usually extensive exterior work would be thought of as a tear down.  All of which makes one wonder why they do not look more closely at the exterior.

 

Maybe this has something to do with the age in which we are living.  One can find the entire world all within the walls of their home.  They have the internet, television, home gyms, home theaters, and they can even have food delivered to their homes.  They can telecommute to work, which means that they stay at home when they go to work.

 

I try to slow these inside buyers down and explain the importance of seeing the exterior of the home that they may be buying, but it is an endless battle.

I like to exclude the exterior, because I don't have time for cutting grass, trimming bushes, pulling weeds, shovelling snow, painting, cleaning gutters,  . . . .

This may explain those agents who do not put pictures of the exterior on their listings.
