# 1 Avoid Moving Your Money Around

Making large purchases or moving your money around right before you plan to purchase a home is unwise. Don’t take unnecessary chances when it comes to your credit profile. A lender wants to know that you can be relied upon and they will want an in depth paper trail in order to get you the best possible terms on your loan. Avoid opening new credit lines, amassing new debts, or buying big ticket items for at least 3 to 6 months before you plan to buy.

Having your property surveyed is essential so you can be absolutely sure that you know what you’re buying. Having precise knowledge of where the property lines lie can prevent future disputes with the neighbors. In addition, property taxes are based on, among other things, how large your lot is so having an accurate map can be a great help when buying a home. Secrets can be fun, but not when it comes to who owns a tree that needs to be removed.

Don’t mistake “pre-qualified” for “pre-approved.” Getting pre-qualified for a loan is something that nearly anyone can do. Pre-approval means that your lender has reviewed the financial information that you provided and advised you as to what you can afford and how much they are willing to lend you. Being pre-approved for a set amount can save a lot of headaches and enabling you to avoid looking at homes that you won’t be able to afford. It also allows you to do some research and compare prices and interest rates.

# 4 Don’t worry about Timing the Market

Don’t become obsessed with trying to predict the perfect time to buy. Anticipating the real estate market is virtually impossible. The perfect time to buy a home is when you find your idea of the perfect house and it is within your price range. The housing market is cyclical. It will go up, then down, and then back up again. If you hold out for precisely the right time, it may cause you to miss out on a great deal.

# 5 Keep your emotions in Check

Buying a home is an emotional process, but there is a difference between feeling emotional and letting your emotions rule your decisions. Purchasing a home based on emotions can lead to bad decision making. Don’t confuse emotions with instinct. Instinct is that little voice that tells you it’s a great house and the price is right – emotions are little voices that cause you to overlook the fact that the roof needs replaced because you love the kitchen or the back yard. While emotions will always be involved, buying a home is an investment that requires calm, level headed practicality as well.
