Is there such thing as a BAD OFFER when Buying Real Estate?

How can you say an offer is bad, if it is an offer that starts the buying process, you should be happy to get an offer stated a Buyer Broker. I think the difference is that receiving an offer is GOOD, it does start the Buying process. The HOWEVER though is that in this market there is a shortage of homes for sale, there are many buyers looking and my new listings can get several offers right from the start.

 

Therefore if an offer is low and contains many contingencies, it may not get excepted. Therefor it is BAD for the buyer for sure. A good offer is one that includes a pre-qualification letter, is at the buyers best price and limits or does not contain contingincies. It has a good chance to be accepted being better than the other offer. That makes it a GOOD offer. So if an agent tells you make a low offer, make that offer contingent on this, that and other thing... get a new agent.

 

  

The hard fact is this why a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Any offer is better than no offer, but offers that are too low or filled with contingencies won't get accepted or even countered.

Scott, in this market, certain areas and price ranges are in HIGH demand, with listings selling in days, not months. I recently received an offer on day one, low-balled the price a bit but we could have worked on it...but the stips and contingencies absolultely KILLED it.  Less than 2 weeks later we are UC at more than 98% of list with no silliness.

I have to agree with your statement, "if an agent tells you make a low offer, make that offer contingent on this, that and other thing... get a new agent."

In a certain market, some offers could be rather insulting to the sellers.  Take your agents advice when it comes to making offers.

Scott it certainly does depend on the local market.  We're in a hot market with any homes under 400 so offers need to be clean with pre-approval in hand. I've had many a conversation with agents that want to submit low offers and also ask for buyers closing costs etc. I let them know - you're welcome to submit but please be aware there is little to no chance of your buyer winning the bid. It's so important to hire an agent that knows their market and what's really going on - now.

An offer can be a good starter for negotiations but an unrealistic offer in a very active market can lead to disappointments.

I have never seen a bad offer. When sellers complain about it being low ball I tell them, it is better than the one we received yesterday. They then say but we didn't get any offer yesterday. Exactly.

I feel it is only a bad offer if it is an offer than cannot be negotiated to acceptance.  The defining line is an offer that insults the sellers to the point of the sellers not wanting to work with that buyer.

I do not believe there is anything called a bad offer.  Sure, we might have our feathers ruffled a bit if it's our listing or if we own it, but an offer is an offer and one never knows the sellers circumstances.
