Detached Home Sales in Kingstowne June 2015:
•Number of Sales: 43 (increase from 29 in May)
•Highest Priced Sale: $819,000
•Lowest Priced Sale: $319,000
•Median Sale Price: $541,131 (decrease from $567,231)
•Median Days on Market: 19 (increase from 6)
•Median Sale Price to List Price Ratio: 97.44% (decrease from 97.62%)
The number of detached homes sold in Kingstowne saw another increase in June making this the fourth month in a row there has been an increase. The median sale price decreased a bit but, a bank owned sale and 2 smaller Cape Cod homes account for the majority of the change, without those sales the median sale price would have remained within $5k of where it was in May. Reviewing the same time period last year the number of homes sold saw a small increase this year – 27 in 2014 and 43 in 2015. Median sale price is $11,131 higher than this time last year and days on the market are higher this year – 7 in 2014 compared to 19 in 2015.
Townhouse Sales in Kingstowne June 2015:
•Number of Sales: 62 (increase from 47 in May)
•Highest Priced Sale: $638,000
•Lowest Priced Sale: $306,000
•Median Sale Price: $433,750 (decrease from $452,500)
•Median Days on Market: 12 (increase from 6)
•Median Sale Price to List Price Ratio: 98.41% (decrease from 98.84%)
The number of townhomes sold in Kingstowne increased again in June, this is the fourth month in a row there has been an increase. Days on the market went up by 6 days and the median sale price decreased $18,750. The median sale price was impacted by two short sales that closed and two townhomes that were only 2 bedrooms and less square footage than what you typically see. Without those factored in the median sale price didn’t deviate more than $5k from last month. Reviewing the same time period last year the number of homes sold was slightly higher this year - 58 homes sold in 2014 vs. 62 homes sold this year. The median sale price remained about the same, just $1,250 higher this year. Days on the market also remained consistent, 10 in 2014 and 12 in 2015. The townhouse segment of the Kingstowne market continues to experience an extreme seller’s market. There is less than 2 months of available inventory which makes it a great time list if you’re considering selling.
