Agents working off of emotions. 

It's easy to get caught up in our emotions when it comes to the real estate business.  

I've recently experienced a situation of "he said, she said", with a listing agent and a buyer agent.   

I talked to each party, which of course had completely different stories to tell me.   A call was made to me asking for advice.  I listened to both sides of the story and of course, they were both different.  You know the saying, "There are 3 sides to every story, his, hers and the truth".  Well I knew I wasn't going to find that third side and it was time for me to step in and diffuse the situation. Rather than get to the bottom line (the truth), which I knew wasn't going to happen, I decided to approach the situation from a different angle.  I decided to completely jump off topic and use my calming abilities to settle everyone down.  

It's amazing how much further you can get with a calm approach.  

The anger and frustration of each agent prevented them from focusing on the ultimate goal here, the client and their needs.  Both parties were so focused on how they were feeling that the argument was shifted from getting the client's needs met to how each party was insulted by the other.  Once I calmed everyone down, just by simply talking to them in a calm yet firm tone, everyone began to think logically.  

The longer I am in this business, the more I realize just how important it is to carefully think out everything we say before we say it.  Working off emotions is not going to cut it in this business.

Thanks Tammy... good topic and solution!  Yes, as much as sellers and buyers proceed with "emotion", they truly do need a 3rd party to be very stable and NOT let emotion come into play.

Dan, I was referring to agents but there is not doubt, buyer and seller need that mediator. Especially when dealing with a seller that is very emotionally connected to their home.
