A "Reverse Offer?" Why The Heck Not?

Do you have an interested buyer who has been circling your property for days or weeks?  These prospective  buyers are asking all the right questions -- they have requested plats, disclosures, tax and insurance information, but, at the end of the day......cricket noises.

But when your Realtor calls the buyer's agent, the buyer's agent assures your listing agent that the buyer is still mulling things over. And then, more cricket noises. 

What can you, Mr. and Mrs. Seller, do to knock your prospective buyers off the fence and get these buyers into the game?

How about trying a Reverse Offer? A Reverse Offer is just what it sounds like. You, Mr. and Mrs. Seller, have your Realtor write up and sign a contract with sales terms (price, closing date, expiration of offer date, payment method, etc.), and present them to the buyers for their consideration.

99 Percent of offers originate with the buyer, because that is the conventional way of doing things.

A reverse offer is not a frequently used tactic, because many sellers and their Realtors believe this puts them in the position of negotiating with themselves.

But I have also seen reverse offers get the ball rolling, and culminate in a successful deal.

Nothing wrong with thinking out of the box, friends.

Besides, if a seller puts terms that are acceptable to her, what is the worst thing that can happen? More cricket noises?

But what  is the best thing that can happen? The cricket noises stop, and you, Mr. and Mrs. Seller  may end up in a deal.

Keith - I have never thought of writing a reverse offer. That is certainly thinking outside of the box.
