The Builder Said It Was A Great Deal. WoW!

You may not resell it readily without offering the buyer a "fantastic deal".  I took this photo sitting on the shoulder of a busy 4 lane highway.

 OK, it's noisy and that doesn't bother you.

That may be the least of the considerations a buyer will have when it's time for you to resell the home.

  • Would you let small children play in the yard without supervision?
  • Of course, you'll need a fence if you have children or a dog
  • Will you plant trees to create privacy?  They won't minimize the noise.
  • Once you put in  trees you won't have much area left for children, deck or dogs
  • Did you investigate to determine what else may be planned for this major thoroughfare?
  • If the the community doesn't have a pool or tennis courts that could have a negative impact with many buyers.
  • Did you come out to the area about 9:00 PM to check traffic?
  • Finally, did the "fantastic deal" include a security system?

It stands to reason that not every lot in a subdivision is in a prime location, but every one will be bought and can be resold. However, location is a primary consideration for the majority of buyers.

The real problem is you didn't have a Realtor® assist you in deciding on a home that would meet your needs, the needs of the majority of buyers and be a sound investment.

Location being the primary consideration in buying a home, this one had better be close to good schools, shopping, job location, other qulity housing, etc.. etc.. because living right on the busy 4 way is probably going to detract from all of those other good reasons.

Good morning Karen Kruschka ,

OMG..I really had to chuckle as I read through your post..how many times have I gone on a listing appointment and wondered "what were they thinking when they bought this home!" They usually always shared with me the great deal  they got on their home from the builder! When I asked if they used a Realtor they always said "no" I was able to deduct the 3% commission off the price! Yup..they bought the dregs of the neighborhood and would suffer when trying to sell it! Great post!

Buying a home on a busy street isn't for everyone and it will most certainly take a hit on the resale. However, if you plan on living there for 5+ years then you'll still see some nice equity gained. Not as much as the interior lots but still a decent increase.

Karen, your words take me back to a post I wrote about a client who "knew it all" and felt they didn't need their own agent to get a great deal on new construction...bottom line...that was a $128,000+ mistake...turns out buying a house unrepresented is not such a great idea after all.

Those are great questions to ask not only the builder, buy yourselves as well.  Everyone loves a new home, but not every new home is worth the value.
