When do I list and what do I have to do before listing.
I often have clients indicate they wish to wait on listing their property until they have it ready.
The following questions will help determine when to list and what do I have to do:
- What is the urgency of your selling your property? Urgent, no real rush, whenever....
- If you have something pressing the sell of your property then the sooner the better. As for what to do, the "To Do' list is much shorter.
- The calmer your situation, then you can afford to delay the listing while you take care of the maintenance items that can increase the value of your home.
- Whenever........... on this one, the "To DO" list is much longer. Take the time to do the all of the items that will increase the value of your home to the greatest potential.
- You may consider the season as to when you list. Spring and Fall traditionally are the peak season of the year. Typically families considering a move will choose to move at the end of the school year which again traditionally occurs in late spring.
- What to do before listing. Keep in mind the progression of importance. You must have good curb appeal, what you see within 10 second of entering the front door, kitchens and baths. Before you spend money or dig into the depths of repairs and etc., do the items that have the greatest effect on the eye.
- Be objective when considering the items on your "To Do" list. Take a tour of your home looking through the eyes of a potential buyer. This could really change your priority of repairs and cleaning.
- Keep in mind, some repairs and cleaning will not effect the saleability or price of your home. Other items will greatly effect both items previously mentioned. Focus on the items that help you sell the home and increase the value.
