A GOOD OFFER IS NOT JUST ABOUT PRICE!
OK, getting a good offer is pretty darn important when selling your Carlsbad home.
You may have a particular price you want, for whatever reason (hopefully what you want is the true market value), but when an offer comes in you want to be able to evaluate it relative to the price offered, and the potential for getting a higher price, as well as other terms and conditions.
This is even more critical if you are in the fortunate situation of having more than one offer.
It’s essential to consider issues that are important to you besides the price you receive for the sale of your home which we may want to negotiate further.
These will vary from person to person and may be one or more of the following:
Closing Date
Earnest Money Deposit with Offer
Financing
Due Diligence Period (sometimes buyers want a longer time frame)
Appliances Buyers Want Included (perhaps you planned to take the refrigerator)
Other Items Buyers Want Included
Items Buyers want excluded (they don’t want that hot-tub in the back yard)
The best offer is one that includes a price you are willing to accept and the right combination of terms and conditions you are comfortable with.
