What is the BEST price to ask for your home when listing it for sale? All Sellers want to sell their homes for the highest possible price. Most sellers will even tell you their home is worth more than any home on their neighborhood. When it comes to selling though, an over priced home could certainly put the brakes on it selling.

 

The BEST way to go about selling a home is to have a GOOD local listing agent assess what the home is worth through a market analysis. They then can tell you what your home is worth in today's market. A GREAT agent can then tell you what you should ask and what your probable sales price may be.

 

Even though there is a shortage of homes for sale in some areas, over priced homes are not selling in virtually all markets. Selling a home should not be left to chance.

Overpriced listings are not selling in all markets. Buyers aren't stupid and they know what the market price should be and will reject homes that are grossly out of the ball park.

Good Tuesday morning Realtor Scott Godzyk - One can list their home over what is advised by their Agent but it's not smart and the home will sit on the market.  The numbers a "good" Realtor presents don't lie.  It is what it is like it or not.

Scott, over-pricing serves no one.  Sellers who roll the dice and chance a sale on an over-priced home will most likely lose in the end. Buyers determine value.  Price it right and if buyers determine it has a higher value, buyers will offer more.

A great way to turn off buyers is to overprice a listing.  The false belief on seller's minds is that they need "negotiating room."   That is such a bad way to think.  If you are priced right, you don't need room to negotiate at all.
