Information below is residential data for the four lakeshore real estate subareas in Allegan County:

H20 - Laketown Twp, City of Holland south of 32nd St, Fillmore Twp west of M-40

H23 - Saugatuck Twp, City of Saugatuck, City of Douglas, Manlius Twp west of 58th St

H27 - Ganges Twp, Clyde Twp west of 56th St, City of Fennville south of M-89

S93 - Casco Twp

The July numbers show a slower residential real estate market. 

In June median list prices were above median sold prices in H20, H23 and S93 (but only slightly in the last named) and in H27 the median sold price was above median list.  But in July the usual pattern we have seen in previous months reestablished itself, and median list prices were above median sold prices in all four subareas.  This means that the houses that are selling are less expensive than those that are on offer. H20 in July showed the largest difference. The median sold price there was 51% of the median list price.

Even though the summer season is still on, there was a decrease in sales volumes.  56 houses sold in June, 40 sold in July.  The H20 total went from 27 to 7, and the H23 total went from 18 to 27. H23 qualifies as the hottest market in July, and indeed the volumes there are better than any month we’ve tracked since Nov 2014.

The quantity of available properties increased only slightly, around a 2% increase from July 1 to August 1. 

The median list price of homes offered for sale increased in H23 and H27, while decreasing in H20 and S93.  Inventory turnover numbers for July were: for H20 7 of 67 (10%, considerably slower than in June, a very active month in H20, and slower than in other previous months), for H23 27 of 193 (14%, compared to 10% in June), for H27 4 of 59 (7%) and for S93 2 of 61 (3%).  Inventory turnover was higher in H23 in July than it was in June, but lower elsewhere.
