I agree. It is a good time. Sometimes the quest to save a little money, the inspections are the first things off the table.
Good advice, Charita. Letting a septic inspection go to save a few bucks up front can be a very bad decision - those things are expensive and messy to replace. It's always better to have the seller deal with it if there's a problem.
Dick I think sometimes buyers would rather not know that there is a problem, but not even that will make it go away.
I once had an occasion to dig up a spectic line to see if the pipes were crushed resulting in raw sewerage backing up into the home. What I found was there was only five feet of drainage line! The costs that followed to fix that problem was not pretty.

Arizona requires a septic certification be provided anytime a home is sold with a septic system regardless of whether the buyer or seller want the inspection done or not. It takes it out of their hands which, to me, is a good thing.
