Carlsbad homes and condos for sale, and Luxury Properties for sale in Carlsbad CAThe Carlsbad real estate market continues to change, and the statistics for July show several shifts from last month. These data do not include private sales or manufactured/mobile/multi-family housing; the numbers are derived from the MLS and are believed to be accurate but are not guaranteed.

 

Media reports speak in general terms, and not about the local Carlsbad housing market, especially one that is shifting as ours is. Current data, and knowledge, about the local market conditions benefits you as a buyer or seller so you can make informed purchase and sale decisions about Carlsbad homes for sale.

In July 2015 there were 206 Carlsbad homes sold (92008, 92009, 92010 and 92011), up 5% from June sales, another increase.  Here’s what happened:

The overall number of Carlsbad home sales in July increased from June levels due to increased attached home sales but no change in detached home sales volume

18% of the transactions were cash buyers (compared to 23% last month)

Average time on market (DOM) remained about the same for detached homes at 1 month but decreased for attached

Average sales prices decreased modestly for detached homes but increased for attached homes

Buyers, on average, are getting their homes for 3 - 6% off the asking price with some homes selling at and over list price

The median sales price for detached homes was $830,000 (down 5%), and $475,000 for attached (up by 5%)

There were 7 properties (2% of the total) in Carlsbad at the end of July with the CONTINGENT status, the same as last month (i.e., homes with offers being reviewed for approval by short sale and REO lenders). These homes are technically still available but some listings may not allow more showings or be accepting more offers.

 

There were 400 Carlsbad Homes for sale at the end of July, another increase (up by 4%). This represents an inventory of 2.1 months for attached homes (down from 2.5 months last month) and 2.5 months for detached (down from 2.6 months last month) based on the current rate of sales over the last 6 months. The real estate market in Carlsbad continues to be very competitive for buyers, and remains a strong sellers’ market.

 

In July 277 new listings came on the market (7% more than in June). The number of homes going pending in July declined by 12% to 168.

No complaints. It's not odd to see a change during the summer and before school and then things shift again. It's still a very competitive market. Sure like seeing the inventory creeping up
