When You Hire A Realtor To Sell Your House, Are You Hiring A Person Or A Company?
The answer may be some of both. Many companies sell a larger percent of their own listings than listings from other companies. Much of that has to do with "water cooler" talk--hey I have this house.......

The real answer is that you hire a person. Or what that person is able to do for you to get your house sold. Many agents are forming teams to better be able to serve you. Each person on the team has their own specific role and the specialize in that role.
I have talked to sellers that say they would never use XYZ Company because they had a bad experience. What they are really saying is that they had a bad experience with a person there. There are special circumstances that may involve a whole company but the majority of the time it is a person.
No matter what company your new choice of agent works for there are a few things you should look for.
EXPERIENCE I know that new agents cringe to hear that and with any luck they will have back-up and training at their company topped off with enthusiasm to get the job done. But, nevertheless, there is something to be said about experience. Someone with experience may very quickly know how to handle a situation that would save time, stress, and sometimes money.

TRAINING The world around us is changing so fast that most of us can't keep up with it! There are so many new laws that are constantly changing or new ones coming down the pike it takes a great amount of training to know if the paperwork you are putting together is the right paperwork and if it is filled out correctly. Most offices have a compliance officer to help with that.
COMMUNICATION This is one of the biggest complaints we get from sellers. If we have a showing today at 2 o'clock the seller wants to know by the end of the day if they were interested, any feedback they have, etc. And if there have been no showings, the seller still wants to know if you are on the planet. Pick up the phone, shoot a quick text or email just to let them know you haven't forgotten about them. Our Team has a system that allows the seller to go to our "back office" regarding their property and can see in real time what is being done.

HONESTY Being dishonest is different than making a mistake. If you make a mistake, own it and move on. I am talking about expressing statements that you know aren't true just to get the listing. For instance, "sure I can sell if for $xxxx" knowing full well that it would never sell for that price. Be upfront and honest about what the house will sell for. Be honest about things that the seller might need to do to fix some things around the house.
STRATEGY In other words, what is going to be done to get your house sold. We have a saying that is a little laughable but it goes like this; we use the 3 P's method, put a sign in the yard, put it in the MLS, and pray someone else sells it. As silly as that may sound, there are many that still do this. In this day of online marketing, there must be a consistent strategy in place to assure that the most people know that your property is for sale. Our team calls that placement. Oh, sure, we do the other three P's but by trying to continually place your property high in the google search will bring more exposure to your property.

Some companies offer more of the above than others so it would stand to reason that some Realtors are better equipped to get your house sold fast. Ask questions.
And remember, it may not have been the company's fault--just the persons'.
