Summer vacation is coming to an end soon and children are getting ready to head back to the old routine of school. Summer garden crops are in full swing with the delicious fruits of labor showing. Back to School sales are going on and you can hear parents in the dressing room yelling “Just try it on” to the kid who hates clothes shopping. Summer sports are slowing down and there’s talk in the air about football. The season is a changin’…and so is the real estate market. At least slightly. From what I can glean from all the talk and scuttle but about the market, it looks like it is still strong and steady with new businesses moving in and others growing, but the needs of consumers are changing with the season.
Homes are staying on the market a little longer than they have been and price adjustments are occurring more frequently in the downward motion. No longer can you just plop a sign in the front of a property and know that in four hours you will have multiple offers to choose from. Buyers have other things on their mind and are expecting more. There are more properties to choose from so it’s not such a frenzy. Houses that needed a lot of work in the first place are getting by-passed for houses that have been maintained and show well.
The same holds true here in Stony Creek, Littleton where houses are sitting on the market a little longer than they have in the past. Now, they’re not staying on long, but as you can see below, the average days on market in April and June was 6 days. May was slightly elevated to an average of 8 days on the market. Now, jump to July where the average days on market was 16 days. That may not seem like a long time but it’s almost 300% longer than what it was in April and June.

Many people say the playing field is finally evening out, which is great, but Sellers must be aware that it will take a little longer to sell their homes and Buyers want more. They want more reasonable pricing, well maintained homes that are clean and look and smell good when they see them, along with a sense of value.
